When a home sits on the market for more than two months without an offer, it’s rarely a reflection of the property’s quality. More often, it’s a sign that the home’s true potential is being lost in translation.
This beautiful Trossachs home, built by William Buchan in 2002, had previously been listed with another real estate agent for over 60 days. Despite its exceptional craftsmanship and prime location, the seller did not receive a single offer.
When the owners reached out to the Betsy Matias Real Estate Team, we quickly recognized that the property needed a strategic pivot.
Our opportunity was to reintroduce the home to the market with a clear, intentional strategy: one that aligned the home’s presentation, pricing, and timing with what today’s Sammamish buyers are actively seeking.
By repositioning the property as a carefully curated solution for the modern buyer, we were able to unlock its full market potential.
The Strategy: Identifying the Right Buyer
When I first walked through the home, I didn’t see a property that simply hadn’t sold, I saw a home that wasn’t yet speaking to the right buyer.
In Sammamish, we aren’t just selling square footage. We’re selling a lifestyle – one that often includes multi-generational living, flexible spaces, and a strong preference for homes that feel truly move-in ready.

1. We Created a Main-Floor Bedroom: We replaced custom built-ins in the main-level media room with a closet. By creating a main-floor bedroom and staging it as such, we opened the home up to a much wider pool of buyers looking for flexible living spaces.
2. Enhanced Full-Bath Accessibility: To support the new bedroom, we converted the large laundry room into a 3/4 bath with a shower. This addition provided a full-service bathroom on the main level – a valuable feature for multi-generational households or long-term guests. The powder room was converted to a laundry room.
3. Refined the Primary Retreat (in two parts): Previously, the primary bedroom featured dark, engineered hardwoods, which created a visual “break” that made the room feel smaller and disjointed, next to the light maple flooring throughout the rest of the home. In my experience, mismatched flooring can be a deal-breaker for buyers. By adding light-colored carpet to the primary bedroom, we transformed the primary suite into a space that feels incredibly warm and inviting.
By relocating the exposed laundry set-up from the primary suite, the space was thoughtfully reimagined as a closet, creating a seamless and sophisticated transition to the existing luxury primary bathroom (remodeled 3 years prior). Utilitarian and luxury don’t mix well.
4. The “Light Sells Houses” Philosophy: Guided by the principle that light sells houses, we streamlined the home’s interior to appeal to the widest possible buyer pool. We preserved the beautiful maple hardwoods, but replaced the dark brown carpet – which weighed down the family room, bedrooms, and the dramatic curving staircase – with a light neutral selection.
This shift was transformative. By moving from “practical” to “luminous,” we eliminated the visual breaks that made the home feel dark and heavy. The result was a soft, airy, and cohesive atmosphere that immediately made the floorplan feel more expansive and modern. This strategic update ensured the home felt move-in ready and perfectly matched the mindset of today’s Sammamish buyers.
5. The “Sparkle” Factor: In our niche market, “move-in ready” is the baseline. My trusted landscaping team performed a total overhaul, trimming trees and shrubs and hauling away garden trellisis, plywood and other items that had seen better days. Our pressure washing team restored the driveway to an ‘almost new’ look using a large rotating surface cleaner and deep cleaning process. TIP: Because the driveway often dominates the lead listing photo, a thorough cleaning is essential for creating that ‘love at first sight’ first click.
6. Professional Curation:Our trusted professional staging partners created a cohesive design plan that made the home feel both aspirational and move-in ready. The home was then showcased with the best in HD aerial, daylight and twilight photography, an immersive 3D tour, cinematic video, and a detailed floor plan, allowing buyers to visualize the layout and experience the home long before stepping inside. We don’t cut corners where professional photography is concerned!
7. The Launch – A Multi-Channel Event: We launched our Custom Marketing Strategy with a focus on surrounding the buyer with data that mattered: – Hyper-Local Insights: A custom property website highlighted the advantages of living in Trossachs, featuring school ratings, deep community knowledge, and locally tailored infographics. – Targeted Digital Ads: We reached our curated database of 3,500+ active buyers and local agents who watch the Sammamish market daily. – The “First Day” Momentum: Buyers were welcomed to an Open Housethe very first day on market, creating immediate competitive energy.
